The John Sellers Group is one of the top real estate and short sale businesses in Ashland Oregon. One of the obstacles to getting a short sale done is your homeowner’s association’s outstanding dues. Typically the lender will pay realtor fees, outstanding property taxes, closing costs and even second liens, but one thing they are almost never willing to do is to pay homeowner’s association dues. It can be a real issue in attempting to get a short sale completed if there are unpaid HOA dues. I always direct my clients to keep paying their HOA dues, even if they have stopped paying their mortgage and other home related bills. The last thing you want to occur is to go through the entire short sale process and then hit a snag at the end because the homeowner’s association has placed a lien on your home because you’re behind on your dues.
If you do have a lien from your HOA, it’s something you want to tell me right away when we are working together. There are ways to work this out in the contract that we have learned over the years, but they have to be talked about upfront. Most real estate agents do not know how to handle past due HOA fees when it comes to doing a short sale, so we encourage you to call us if you are in a situation like this.
